Below are two different maps that appear to be very similar when you first look at them. And that’s because the maps are broken down by Las Vegas area zip codes and color coded to show boundaries. The difference is the first map shows home value appreciation for Single Family Homes Valued at $400,000.000 plus while the second map shows Las Vegas Home value appreciation for Single Family Homes Valued less than $399,999.00. Different parts of town are appreciating at different rates and differently in different price ranges. The map compares December 2014 vs December 2015.

Keep in mind little change shows a very stable market. A negative percentage shows a decline year over year, but since real estate is a local market, and values have climbed in the past few years its somewhat normal to see some variation. The greater Las Vegas area has less than a 30% count of homes that are still underwater, much different than in years past and we still see a decreasing trend. There is a lot of pricing competition for new homes. The median home value in Las Vegas currently is $220,000.00
